The Planning Committee reviewed a rezoning application for two properties (5120 and 5140 Williams Road) to allow for the construction of eight duplex units. The application proposes a new site-specific zone, “Two-Unit Dwellings (ZD9) – Williams Road (Steveston)”, to accommodate the development. Key discussion points included the design of the duplexes, minimizing lot width, ensuring adequate vehicle access and turnaround capabilities, tree preservation and replacement, the need for a flood indemnity covenant, affordable housing contributions ($155,592.36), and compliance with Bill 44. The committee recommended the introduction and approval of Zoning Bylaw 8500, Amendment Bylaw 10574. A Development Permit application will follow to finalize architectural and landscaping details.
