Approval of light industrial development plan, addressing ALR interface concerns through landscaping and consultation

The Development Permit Panel approved the construction of a light industrial building by Farrell Estates Ltd. at 20455 Dyke Road and 7500 No. 9 Road. The project, Phase 2 of a multi-phase development, is situated on a former CN railway corridor and abuts the Agricultural Land Reserve (ALR). Extensive consultation with the neighboring Maybog Farms resulted in modifications to the landscape buffer, including the use of conifers to minimize impact. The design incorporates sustainable features, such as a high-efficiency irrigation system and rooftop solar panels, and adheres to CPTED principles. The panel’s support highlights a sensitive design approach balancing industrial development with agricultural land preservation. The project includes 22 light industrial units totaling 68,000 sq ft. and incorporates pedestrian access plans, though a full connection is contingent on future phases.
